What Type Of Leads Am I Getting?

  1. The seller must be facing some form of major financial distress that makes them open to selling for less than market value.
  2. The property cannot yet be listed for sale or pending on any website.
  3. You must have a high likelihood of being the first investor or agent to contact this lead.
  4. You must have enough information on the property to estimate your max purchase offer before contacting the prospect. Being able to offer an actual dollar amount in the opening sentence of first contact is a game changer.

Probate Leads

What am I getting? Name and mailing address of the estate rep, the deceased’s name, basic info on the case for further research and detailed information on the property in question to estimate your max offer before reaching out.

How fresh is this info? Leads are generated the same day the petition for administration is first filed. Weeks to months before any public notice to creditors is filed or even before the initial court hearing is scheduled.

How is this useful? By being the first investor to reach out, you can lock down a purchase contract and get it approved by the probate court before the summary or formal administration process is complete. These deals take longer to close, but you’ll be facing virtually no competition.

Early Foreclosures: Judicial Foreclosure States

What am I getting? Name and mailing address of the homeowner, type of foreclosure, basic info on the case for further research and detailed information on the property in question to estimate your max offer before reaching out.

How fresh is this info? Leads are generated the same day the lis pendens is first filed. Weeks to months before any public notice of a foreclosure judgment is filed and even before the homeowner is formally served with the lawsuit.

How is this useful? These are the most distressed and motivated sellers around. So you can serve as a true angel investor while unlocking vast equity via a quit claim deed, regular purchase contract, lease back arrangement or short sale.

Pre-Foreclosures: Non-Judicial Foreclosure States

What am I getting? Name and mailing address of the homeowner, judgment amounts of red-flag liens and defaults, as well as detailed information on the property in question to estimate your max offer before reaching out.

How fresh is this info? All properties are screened to make sure they’re not yet in foreclosure, but have at least one red flag suggesting they’ll be facing foreclosure in the near future. Usually this takes the form of an HOA lien, tax default or abnormally large civil judgment, such as a hospital lien. These red flags are generated no later than the same day the court’s judgment is entered.

How is this useful? In non-judicial foreclosure states, there’s no court involvement with a foreclosure until the auction is scheduled. So all investors hear about the foreclosure at the same time. We give you an edge by creating a profile of seriously distressed homeowners who are likely in default on their mortgage but haven’t yet been foreclosed upon. This guarantees you can contact them before anyone else.

Tier 2 Warm Leads and Special Requests

This is a mixed bag of distressed property owners that might be willing to sell fast, but we can’t guarantee they’re motivated sellers yet. Still, these are quite useful since you’ll get access to the owner before anyone else. Lead availability varies by county, but generally includes:

  • New divorce filings
  • New evictions
  • New tax liens not yet sold as certificates
